Pickel Ball Courts @ Village Park: Nets are up at the pickle ball courts in Village Park. $200 Payment Option for the 2026 Association Fees: For those of you electing to split their $400 payment into two $200 payments. The $200 option goes away on May 2nd. Please ensure both $200 payments are made before May 1st. If not paid in full by May 1st, you will be charged late fees. Goose/Duck Control in Village Park: The DDA approved adding Village Park for Goose Control at their January 21st meeting. The cost of this service is $5,220. They have selected Goodbye Geese for patrolling the park. Goodbye Geese use dogs to scare off the geese/ducks. They will also be looking for eggs and nests to relocate. Service starts this April and will run for six-months. This should make the asphalt path a cleaner surface for walking. Pool Update: Summer is coming and we can’t wait to see you enjoying one of our favorite community spots. Let’s make it a safe and fun season for everyone! Please remember guests must be with a resident, and children under 14 must be with an adult over 18. No marijuana, smoking, vaping or tobacco use in the pool area. Do not share your pool card with anyone. Pool rules are posted at the entrance of the Cabana. New cameras have also been installed to ensure our safety.
Delinquent Residents: We been working with the Top 10 Delinquent Residents. Three residents have been referred to Rickel Law firm for collections. Using Rickel Law firm does not cost us any funds. They add on their fees to the delinquent Association Fees. One of the three have been rereferred for foreclosure. The other two have received a demand for a payment plan. The other seven residents agreed to payment plans. However, most have been inconsistent with their payments. They were given until this February to catch up on their payments. If they do not, they will be rereferred to Rickel Law firm in March. Only one resident paid on time and is off the list.

City Streetlights: If you find a streetlight not working. Please call (734) 697-9323. Pond Fountains: There is a maintenance crew out today installing the fountains in the ponds. Full Blast Power Washing: Full Blast Power Washing will be offering Victoria Commons a special discount for power washing their home, gutters and front porch. The special cost is $350. This was the same discount as last year. More details listed on the Classifieds Page. Please contact James Clay @ (734) 945-8179 to schedule. Pool Start Up: Anderson Bros. will be out on Monday, April 27th to start up the pool. It takes a good couple of weeks to get the chemicals stabilized. During this time, we will be purchasing chemicals, cleaning supplies and safety equipment. We will also have the interior of the Cabana as well as the two pergolas painted. We are planning for a Memorial Day Grand Opening. Snow Removal Guidelines: The City of Belleville reminds residents that it is the responsibility of property owners & occupants to clear ice and snow from the sidewalks in front of their homes per City Ordinance 14-002. The Ordinance states that all ice and snow must be removed within 24 hours.
Rickel Law: We have just finished the contract with Rickel Law. They specialize in collections. We have turned over two residents for collections.
Sent third resident to Rickel Law firm for collections.

Completed foreclosure paperwork for one of the four referred residents.
UPDATED BUDGET: Bylaws Enforcement: Due to the changing of the seasons, we have paused Bylaws enforcement for the year. We will begin the enforcement process in early Spring 2026. We did not levy any fines in 2025. We will be targeting the overall appearance of the front of houses. We will focus on the scallops, green algae on the north side of the siding, yard, shrub and tress.

2026 Association Fees Letter: The 2026 Association Fees letter will be mailed in early February. Associations Fees are due on, or before May 1st. 2026 Association Fees are $400.
2026 Website Payments: The Website is now setup to take your 2026 Association Fee payment. You may make one payment of $400 or spread out your payments by making two $200 payments. Payments are due on, or before May 1st.
Town Hall & Classifieds Pages: Residents may make additions and comments on the Town Hall, Classifieds and Pet Directory Pages. Please take surveys.
WEBSITE FOCUS GROUP: Looking for residents interested in helping with the direction and content of the VCCA Website. You should be familiar with each page on the Website. You should be able to meet on regular basis and help with moving our Website forward. Please send an email to [email protected] and reference Website Focus Group. Association Fees - Raise? We will be raising the 2026 Association Fees to $400.00. We are currently working to add two payment solutions to the Website. You will be able to make a $400 payment or make two $200 payments online. Once set up on the Website, we will send an email blast to announce to all enrolled. We will be sending out 2026 Association Fees letters in early February 2026. Payments will be due on, or before May 1st. We will not be waiving lates fees in 2026. Website Payment Options: We've just added several new payment options to the Website. You can now pay $25 late fee/fine/pool key and $50, $75, $100 & $200 late fee/fine on the Website. We will be adding a $200 fine shortly. Website Survey Update: We currently have three separate surveys on the Website. We have Pay Dues Online, Like Website & Bylaws Enforcement. We have 27 residents that have responded to paying online. 23 are for and four against. Paying online saves us Board members a lot of time management and money. We have 46 residents responding to the overall composition of the website. 37 residents like the Website, one hater and eight could be better. For the hater and could be better folks.
